The Constraint
Getting someone to drive to Pelican Waters before anything existed to look at.
Material selection is won in person. Once a buyer is standing in a display terrace with their hand on the stone, that’s the scheme they choose, and at Luxe, the kitchen built in the display is the kitchen buyers picked. No image beats touch.Which means the imagery’s job was never to close the sale. It was to create the visit.The campaign launched to people scrolling on a phone, with nothing built, no display suite to walk through, and a fixed $1.47 million price tag. The film had to carry enough of the address, the light and the way these homes actually live to make a stranger stop, register their interest and put a Saturday aside. The stills then had to hold three curated schemes at equal weight, so that buyers arriving at the display already understood the range.

The film ran as a paid social campaign across Meta, driving traffic to the project site and interest registrations. Six of the seven terraces in the first release have now sold.Pelican Waters have since commissioned a further content package and a second film, both now delivered. That repeat engagement is the number that matters here, a developer who has already sold most of a release does not come back for more unless the first round earned it.
