The BriefPelican Waters needed to sell seven terraces off the plan at a fixed $1.47 million, to downsizers and empty nesters, buyers who are not speculating, and who want to know exactly what they are getting before they sign.The residences run to 300m² across two levels, with four bedrooms, two living areas, an internal courtyard and an alfresco facing Central Park. Interiors were curated by Morrison Studios across three distinct schemes: Kanso, Refined Edge and Saltline.Nothing was built. There was no display home to walk through when the campaign launched.

The Constraint

Getting someone to drive to Pelican Waters before anything existed to look at.

Material selection is won in person. Once a buyer is standing in a display terrace with their hand on the stone, that’s the scheme they choose, and at Luxe, the kitchen built in the display is the kitchen buyers picked. No image beats touch.Which means the imagery’s job was never to close the sale. It was to create the visit.The campaign launched to people scrolling on a phone, with nothing built, no display suite to walk through, and a fixed $1.47 million price tag. The film had to carry enough of the address, the light and the way these homes actually live to make a stranger stop, register their interest and put a Saturday aside. The stills then had to hold three curated schemes at equal weight, so that buyers arriving at the display already understood the range.

The Decisions

01One camera, three schemesEach room was locked to a single camera and lighting setup, then rebuilt three times. Identical framing means the buyer’s eye reads material and tone, not composition, which is the only fair way to present a choice.
02Three rooms, not the whole houseKitchen, bedroom, ensuite. The three spaces where finish selection is felt daily and where the schemes diverge most. Rendering every room in every scheme would have tripled the cost and told the buyer less.
03Every lot given its own frontageSeven terraces, seven individual front elevations. Buyers of freehold homes are buying a specific address, not a product type, the imagery had to let each purchaser see their own house, not a representative one.
04Two streetscapes to sell the streetFront and rear streetscape views placed the terraces in a finished neighbourhood. At this price, buyers are underwriting a community that doesn’t exist yet, the wider shots carry that, so the interiors don’t have to.

The film ran as a paid social campaign across Meta, driving traffic to the project site and interest registrations. Six of the seven terraces in the first release have now sold.Pelican Waters have since commissioned a further content package and a second film, both now delivered. That repeat engagement is the number that matters here, a developer who has already sold most of a release does not come back for more unless the first round earned it.
